Catalysing the Completion of J.W. Marriott, Bangalore

Each state in India is as diverse as each country in Europe. This almost always presents a difficulty for a builder when they attempt to enter a new market in India. Language, government, and ways of working are like chalk and cheese from state to state. Bangalore was a new market for The Advantage Raheja and its ways of working were very different to the progressive ways of doing business in Bombay. At this stage Zeitgeist was brought in as an independent consultant, to drive the completion of the J. W. Marriot project in Bangalore. Previous deadlines hadn’t been met and delays were no longer an option.

Enabling Seamless Integration

Zeitgeist needed to support the execution team to catalyse the completion of a 22 storey, 297 room 5-star hotel. We first had to study over 600 drawings to ensure knowledge transfer to all pertinent teams, including engineers and project managers. There were ad-hoc and impromptu clarifications on design intent, materials, finishes and detailing; we cross checked lists of procurement items with what was existing at site, to ensure that there were no repetition of orders or shortfalls in pending orders. This included getting new vendors and suppliers on board, evaluating proposals and making recommendations as per the requirement of the stakeholders. It required coordination with new design teams for areas where details were pending or needed to be reworked based on market requirements.

How Zeitgeist Changed the Game

On this project, Design Management meant that we created leadership strategies to clear out all the teams creating noise and distractions to create a new order for coordinating cross disciplined teams for final delivery. This included reporting tools and project status charts, which had multiple level confirmations to ensure correctness of documentation. This drove accountability.


Zeitgeist brought on board structured collaborative tools that ensured transparency in the design, development and execution, to finally take the project to launch.
